Ownership Model
We combined the best aspects of shared ownership, such as flexible travel and financial benefits, while offering unique perks like the ability to rent out your Included Nights and book last-minute stays without nightly fees.
Yes, your investment gives you fractional ownership in the curated portfolio of luxury homes, with all the benefits of property appreciation.
The ownership fund has a defined term of 10 years from the date we acquire the first property in your Collection, after which the properties are sold, and net proceeds—including appreciation—are distributed to investors with a small percentage of the appreciation designated to the collection management team after investors receive their full investment back.
Usage and Travel
You can book your Included Nights months in advance through your owner portal. For added flexibility, Bonus Nights can be reserved within 45 days of your desired travel date.
Unused Included Nights can be rented out through our preferred luxury rental agencies to offset your annual dues.
Last-minute travel, or Bonus Nights, allows you to book additional nights annually with no nightly fee—only a cleaning fee applies.
There are no blackout dates; however, availability is first-come, first-served, so we recommend booking your Included Nights early. Super Peak nights, including certain holidays, are reservable through our unique Draft System established to provide all owners equal access to the most coveted nights annually.
Yes, you can share your nights with friends or family. It’s your time to use as you wish! Owners assume all responsibility for the care of the properties while their guests are on property.
Grand Escapes will allow owners to bring their canine friends on property within limits. Dogs are allowed under 35 pounds. Owners assume all liability for pets while on property.
Costs and Fees
Annual dues cover property management, concierge service staff, maintenance, taxes, and a 1% asset management fee. These costs are shared among owners.
All rental income from your Included Nights goes directly to offset your annual dues—potentially covering most or all of your costs.
No hidden fees. Your annual dues cover shared costs, and cleaning fees apply only for Bonus Nights – last-minute stays.
The Properties
Our collection includes stunning beach, mountain, and city residences, all curated for luxury, comfort, and prime location. All of our homes in our Distinguished Collection are fit to accommodate 8-10 people minimum and will have at least 4 bedrooms and 3 bathrooms.
Our professional property management team ensures each home is impeccably maintained, cleaned, and ready for your stay.
We’re happy to arrange tours or virtual walkthroughs of select properties to give you a firsthand look at the quality and experience we offer.
Investment
While returns are not guaranteed, investors share in any property appreciation when the investment The management team at Grand Escapes has many decades of experience managing real estate investments and are following the markets to investment in properties in markets that have strong historical trends of appreciation.
Yes, you may sell your ownership interest at any time, subject to market demand and investment terms
Grand Escapes carefully selects properties in prime destinations with strong market potential for appreciation, offering both lifestyle and financial value. Each Collection of homes has a board comprised of owners that can make sure the homes are being properly managed.
